I have had constant communication from them and they do respond to my request and questions. I am a townhome owner and have had Scott, Tara and Michelle work on the homes they leased for me. Oz Accommodations has terrible maintenance followup And will not explain that properties are as is until after you sign the lease. Luckily for me, I have the initial walk through checklist (where I explain these exact issues) as well as the video (Incase they coincidentally lose the initial walk through checklist). I also am not confident that they won’t attempt to hold my deposit to fix up the place for the next sucker that moves in. Earlier last year, there were some major safety issues that I reported including the back deck loose railing which took over two months to be fixed. It is Wednesday and I still have not heard from anyone about an ETA or anything. I then received an email later that day stating that they will submit it to the owner for repair. I then went in on April 22nd to submit my 60 day notice and brought up that I never received any response from both my requests to fix the AC. They are supposed to respond within 30 minutes yet I never received a call. I then called the emergency line on Sunday April 21st as I still have not heard anything and it was 85 degrees. I filed an AC repair maintenance on Wednesday April 17th. They don’t try to make the places a home, instead they ignore the issues and do not follow up with maintenance. It has holes, stains, screws, nails, broken ac half the time, missing items, etc! I literally have not hung a single thing up and will be out of there in two months.

I have a video that I may share (holding until I receive my full deposit back) from when I first walked around the condo before I even moved anything in. Usually that is not the end of the world except for they did absolutely nothing inside to make it move in ready. When moving in, I was told after signing the lease that it was as is. Oz Accommodations manage the rental property that I have been in for almost a year now. Read your contracts, do your research and hire a qualified company He's been trying to hold me to an unexecuted contract, he's licensed as a realtor. I terminated them and had the property leased and occupied within seven days with a real management company. At his hands, I am not at all certain my property would ever have been leased.

Clearly the work was not complete or ready for a final cleaning. Hardwood floor was gouged where quarter round was cut after being installed.Īs he stated on May 22, after days of ignoring requests for updates, "Tomorrow morning I am sending two people to start the work, they should be done by Friday." His assistant sent this on May 31, "I just talked to Scott and he said everything is complete except for painting the bathroom ceiling and attaching the doorknobs." Seven days later after their second request for a final cleaning, I had the property inspected.

Scrap wood was poorly cut and installed as finish trim. They installed quarter round draped over a transition, installed a door with major gaps either from improper cutting or used material. The work is substandard, improperly installed, and they used damaged and/or scrap materials instead of finish trim specified in his quotes. When it comes to repairs, Scott Abbey will have these done by his "other company," "his guys," REI, who he manages, hires and uses for remodels and repairs. Scott Abbey and Oz Accomodations will tell you their scores are low because they do not solicit reviews, owners do not review, or all tenants have complaints.
